Summary

The proposal is to replace the existing shop front at 10 Sherburn Road with a separate door and window. Two new windows and a doorway are also proposed in the rear offshoot of the building. A rear store and garage would be demolished. The property sits within Durham City conservation area. Three Grade II listed buildings are within about a minute's walk: the Stable Block behind Vane Tempest Hall at 61m, Vane Tempest Hall itself at 76m, and 106 and 107 Gilesgate at 91m. Pelaw Wood, an area of ancient woodland, is also nearby. Because the site is in a conservation area and close to listed buildings, heritage documents are required but have not been submitted. The council is likely to request these before the application can progress.
